Can You Install a Canopy at an Apartment / Condo? Here's the Answer
Many apartment owners want to install canopies but don't know the rules. We explain step by step.
Yes, You Can — But There Are Conditions
We get this question almost every day: "Can I install a canopy at my apartment?"
The short answer: Yes, you can. But there are a few things you need to settle first.

Step 1: Check with Management
This is a must. Every condo/apartment has rules about renovations and external modifications. Contact the management office and ask:
- Is it allowed?
- Are there restrictions on type/colour?
- Do I need to submit an application?
- How long does the approval process take?
Approval usually takes 1-2 weeks.
Step 2: Suitable Canopy Types
For an apartment/condo, the suitable options are:
Retractable Awning (Most Recommended)
- Not permanent, can be moved
- Looks neat and modern
- Management usually approves it more easily
Fixed Fabric Awning
- Lightweight, doesn't change the structure much
- Many colour options
- Budget-friendly
LESS SUITABLE:
- Large metal canopy — too heavy, hard to get approved
- Structures that modify the facade — usually rejected
Step 3: Technical Considerations
- Wind load — high-floor units get strong winds. The material and installation must be solid
- Waterproofing — drilling into the external wall needs to be sealed properly
- Weight — the structure must be light, and must not overload the balcony
- Drainage — rainwater needs somewhere to flow
Cost for an Apartment
Usually lower because the size is smaller:
- Retractable awning (standard balcony): RM1,500 — RM3,500
- Fixed fabric awning: RM800 — RM2,000
- Management application fee: RM100 — RM500
Pro Tips
- Take photos of your balcony from inside and outside
- Measure the width and projection you want
- Check with neighbours — if a neighbour has already installed one, approval is easier
