How to Maintain Your Awning for Maximum Lifespan — 8 Tips

Your awning investment can last 20 years with proper care. Here are 8 simple tips most people ignore.

How to Maintain Your Awning for Maximum Lifespan — 8 Tips

Maintaining Your Awning = Saving Money in the Long Run

An awning that's properly maintained can last 2-3 times longer. A metal canopy that's supposed to last 15 years can go up to 25 years. Polycarbonate that's supposed to last 10 years can last 15 years.

Here are 8 maintenance tips that are simple but many people overlook.

1. Regular Cleaning (Every 3 Months)

Use plain water and mild soap. Spray from the bottom up. Don't use a pressure washer — it can damage the coating. For polycarbonate, just wipe with a soft cloth.

2. Check Screws and Joints (Every 6 Months)

Malaysia's hot weather and rain can cause thermal expansion. Check all screws, joints, and brackets. Tighten any that are loose.

3. Anti-Rust Paint (For Metal Canopies)

Repaint every 5-7 years. If you see rust spots, sand down and touch up immediately. Don't let rust spread — once it spreads, it's hard to control.

4. Clean the Drain/Gutter

If your awning has a gutter, make sure it's clear of leaves and debris. A clogged gutter can cause water to pool and add excess weight.

5. Trim Nearby Trees

Tree branches that touch the canopy can scratch the surface and cause excess moisture. Trim any branches that are 30cm or closer.

6. Check Sealant and Joints

The sealant between the canopy and the wall can dry out and crack after a few years. Check it and reapply silicone sealant if needed.

7. For Retractable — Dry Before Storing

If you use a retractable awning, make sure the fabric is dry before folding it back. Damp fabric that's stored can get mouldy and damaged.

8. Annual Professional Check

Once a year, ask a professional to check the overall structure. They can detect early problems before they become serious.
